Cadre collects $65 million in Series C funding

a three-year-old, New York-based real estate startup, has raised $65 million in Series C funding led by Andreessen Horowitz.

Famed VC Jim Breyer of Breyer Capital also joined the round, along with the Ford Foundation, General Catalyst Partners, Goldman Sachs, Khosla Ventures, and Thrive Capital.

Ryan Williams, a Goldman Sachs and Blackstone alum, cofounded Cadre along with Joshua Kushner and Jared Kushner. The brothers are part of a renowned New York real estate family; Joshua is now a full-time venture capitalist and Jared is now better-known as the son-in-law of, and White House senior advisor to, President Trump.

Cadre, which aims to make it easier for family offices, endowments and other moneyed investors to invest in real estate using technology, had closed its Series B round with $50 million in January of 2016. It had raised $18.3 million in Series A funding in 2015.

Williams appeared on stage at TechCrunch’s New York Disrupt event several weeks ago; he said that while Cadre today services wealthy investors, he believes that over time, Cadre can grow to serve a more diverse group of customers.

Meanwhile, the deal marks the latest in small but growing string of real-estate-related bets for Andreessen Horowitz, whose general partner (and former OpenTable CEO) Jeff Jordan led the deal.

Nearly two years ago, the Sand Hill Road firm brought aboard serial entrepreneur Alex Rampell as a general partner to focus on fintech, including as it relates to real estate as a new asset class.

One of Rampell’s earlier bets is Point, a two-year-old startup that invites homeowners to sell a fraction of their home to long-term investors. Point founder Eddie Lim appeared on stage with Williams last month at Disrupt. You can check out that sit-down below.

Fire Sprinklers as Fire Prevention Systems

You’ve heard about the importance of a properly maintained smoke detector. You’ve probably also heard the annoying beeping noise it makes when it needs some attention. Have you also heard that a smoke detector is all you need for fire protection? If so, you’ve heard another one of the most common myths regarding fire sprinkler systems: We don’t need them if we have a smoke detector. Some even believe that

smoke detectors can put out fires. They cannot. Smoke detectors are designed to alert us to a potential fire, and in cases where they’re hooked up to an alarm system, alert the fire department. They’re an important part of a fire prevention system, as are fire sprinklers. The presence of one does not cancel out the need for the other. They work together to save life and property from fire.
When a fire starts, the resulting smoke will eventually set off a smoke detector alerting residents to danger. This process can be quite slow depending on where the smoke detector is located. Meanwhile, the fire is growing. Alerting residents to the presence of fire is important. But, so is putting the fire out. When a fire starts, it quickly heats the air directly above it. This air rises and is pushed out to either side when it hits the ceiling. As this hot air reaches a sprinkler head, that sprinkler head is activated.
Not just any heat source will trigger a sprinkler system to activate. The sprinkler heads must detect a high enough temperature — usually between 135 and 165 degrees Fahrenheit (57 to 74 Celsius). Most sprinkler heads are equipped with a glass trigger filled with a glycerin-based liquid that expands at the appropriate temperature, breaking the glass and activating the sprinkler head. The sprinkler head is attached to a system of pipes that are hidden behind the walls or ceiling. These pipes wind through the building and outside to connect with a reliable water source. When the sprinkler head is triggered, a valve to the pipe system is opened, releasing the water that is kept under pressure from the pipes. The water is quickly pushed out of the pipes through the sprinkler head, spraying water downward and out to the sides. This carefully designed spray of water extinguishes the fire below and prevents it from spreading.
Fire sprinkler systems have revolutionized fire safety by automatically putting out fires in the room of origin and preventing fires from spreading or re-igniting. The amount of time this process requires depends on the type of fire sprinkler system. We’ll learn more about the different types of fire sprinkler systems on the next few pages.

Because fire sprinkler systems protect a variety of buildings and property, many different types have been developed over the years. These include wet, dry, deluge, pre-action and foam. Each has its own unique set of characteristics that protect the specific building and property for which it was installed.
As we learned on the previous page, sprinkler heads are connected to a system of pipes in the walls or ceiling of a room. These pipes are composed of steel, copper or fire-resistant plastic. The most commonly used system in commercial buildings is a wet pipe system, which is composed of steel pipes that are always filled with water (hence, the term “wet”). The water in the pipes is under a moderate amount of pressure. When the sprinkler head is activated, the pressurized water in the pipes is immediately released, providing a faster reaction time than any other type of system.
The wet pipe system is also the simplest and most reliable, boasting cost savings for easy installation and low maintenance. However, wet pipe systems are not always the best choice. Since the pipes are always filled with water, they’re not recommended for locations where the pipes might freeze or in residential environments where accidental leaks could be detrimental.
As you might have guessed, in a dry pipe system, the pipes are not filled with water — they’re actually filled with compressed air. When the sprinkler head is activated, a valve releases the compressed air through the sprinkler head. Once all of the air is released, the pressure in the pipe changes, allowing water to fill the system. Dry pipe systems have a slower reaction time (up to a minute delay). To make up for this, dry pipe systems release a larger amount of extremely pressurized water, which requires larger pipes (and a larger budget). And, while a leaky pipe in a dry pipe system doesn’t pose a flooding threat, maintenance to the system is more complicated and costly. So, this type of system isn’t recommended unless specific conditions — an unheated warehouse in Canada, for example — exist. 51% of new devices activated during Christmas week were Apple, 18% were Samsung, 6% Nokia

Millions of people woke up and unwrapped a shiny new device under the Christmas tree. As we have done in years past, Flurry examined these new device activations to understand what types of devices consumers are exchanging for the holidays,  and with which types of apps they are filling them. Since the beginning of the mobile revolution, Christmas Day has seen the highest number of new device activations and app installs each year, and 2014 was no exception. Flurry examined data from the more than 600,000 apps we track to understand what was under the Christmas tree and which apps we downloaded as soon as the wrapping paper was taken off.

 

It’s clear that Santa is no longer into cookies – he prefers Apples. It was a banner Christmas for the Apple, the company that started the mobile revolution with the introduction of the first  iPhone in 2007. Seven years later, Apple accounted for 51% of the new device activations worldwide Flurry recognized in the week leading up to and including Christmas Day (December 19th – 25th). Samsung held the #2 position with 18% of new device activations, and Microsoft (Nokia) rounded out the top three with 5.8% share for mostly Lumia devices. After the top three manufacturers, the device market becomes increasingly fragmented with only Sony and LG commanding more than one percent share of new activations on Christmas Day. Up-and-comers Xiaomi, Huawei, and HTC all had less than one percent share on Christmas Day. One reason is surely their popularity in Asian markets where December 25th is not the biggest gift-giving day of the year.

To put this in perspective, for every Samsung devices that was activated, Apple activated 2.9 devices. For every Microsoft Lumia device activated, Apple activated 8.8 devices. While, the holidays in general and Christmas in particular are not the sole indicator of the smartphone market share and trends, it is safe to say that Apple’s newly released iPhone 6 and iPhone 6 Plus have had a blockbuster holiday season, despite a lackluster holiday season for the consumer electronics industry.

The App Industry continued with its tradition of witnessing the largest numbers of App Installs on Christmas Day. With a new device, we’re all likely to turn into install addicts. This year, and on Christmas Day in the US, Flurry tracked 2.5x the number of app installs as compared to an average day in the first three weeks of December. This is a remarkable number considering the maturity of the US market and the difficulty of getting recognized in crowded app stores. Perhaps unsurprisingly, games and messaging apps saw the highest increase in app installs on Christmas Day as we sought entertainment and connection with friends and family.

Samsung in Talks to Launch Apple Pay Competitor

Samsung has discussed a deal with a payments startup that would help the smartphone maker unveil a wireless mobile payments system in 2015 to rival Apple, according to multiple sources.

The technology would allow people with certain Samsung phones to pay in the vast majority of brick-and-mortar stores by waving their phones instead of swiping with a credit card or cash. Samsung’s new smartphone is expected to be announced in the first half of 2015.

It is not yet clear if Samsung has reached a deal with the startup, Burlington, Mass.-based LoopPay. One source said the deal could still fall apart. A prototype of the payments system working on a Samsung phone has been created, the other source said.

A Samsung spokesman and LoopPay CEO Will Graylin declined to comment.

The talks between Samsung and LoopPay come as the idea of paying for goods in stores using a phone was rekindled in the U.S. thanks to the launch of Apple Pay. In September,Apple unveiled its payments system, which lets owners of the newest iPhones pay for items in stores by placing their phone in close proximity to checkout equipment.

Apple Pay users complete the purchase through an authentication process that involves pressing one’s finger against the fingerprint identification sensor built into the phone’s Home button. Samsung’s latest Galaxy phone also includes fingerprint identification technology, which would likely be incorporated into the new payments system, sources said. The technology can currently be used in conjunction with PayPal’s app to pay with a phone at stores that accept PayPal. Samsung could be interested in creating its own payments system because it believes such a technology will become table stakes in its battle with Apple.

For LoopPay, a Samsung licensing agreement would go a long way toward giving its technology the mainstream credibility it so far lacks. LoopPay’s technology can wirelessly transmit the same information stored on a debit or credit card’s magnetic stripe to a store’s checkout equipment without swiping a card. The company has embedded the technology, which it calls magnetic secure transmission, into a few hardware products it sells directly to consumers: A fob, as well as a LoopPay digital payment card that can be used on its own or while secured in a special LoopPay smartphone case. To complete a purchase, LoopPay users tap any of these devices near the spot on a store’s credit card terminal where a card is usually swiped.

Since the technology mimics a card swipe, it works in far more locations than Apple Pay or Google Wallet, which require a store to upgrade to equipment that includes a technology called near field communication, or NFC. When Re/code’s Walt Mossberg reviewed LoopPay earlier this year, it worked at 10 of the 13 stores he visited.

Graylin, LoopPay’s CEO, told Re/code earlier this month that his company’s technology would be embedded into a mainstream smartphone in 2015 that would have “massive penetration.” He declined to name the phone maker then, and declined again when asked about the Samsung discussions.

He also said the partnership with the unspecified phone maker would allow payment information to be transmitted to the merchant via NFC technology in addition to via LoopPay’s traditional magnetic stripe-mimicking technology. Users would not have to open up an app to transmit their payment, he added.

The inclusion of NFC could be important to LoopPay’s future as retail stores begin to update their checkout equipment to accept a new type of payment card that is inserted into a card reader instead of swiped. This upgraded equipment also often includes NFC technology. Merchants who install this equipment will still be able to accept magnetic stripe cards, but swiping is expected to be phased out over time as card issuers and merchants alike begin to favor the new chip-embedded cards that are already common in Europe and less susceptible to cloning.

Graylin said his company has been in discussions with financial services companies such as Visa, which is an investor in LoopPay, about finding a more secure way to pass payment data from one of its devices, or a phone, to a store’s checkout system. LoopPay hopes to use a system known as tokenization, which substitutes a shopper’s card information with a unique placeholder, to accomplish this. The token is later matched up with a specific credit card account by a card network or bank. A merchant never receives or stores the actual payment information. Apple Pay utilizes tokenization when passing information from a new iPhone to a store’s checkout system.

How to Tell If a TV Is LED
LEDs (light-emitting diodes) are increasingly used to provide backlighting for LCD televisions. While marketed as a new type of television screen, LED TVs are not actual LED screens but the same LCD screens as most modern televisions using a different type of illumination. Using LEDs behind the screen or at the edges uses less power than fluorescent lights and also provides deeper dark colors, as light doesn’t leak out of the LEDs. As a selling point, a television’s use of LED is typically displayed on the screen.
Instructions

Know the year of production, or purchase, of the television. LED televisions first started entering the home electronics market in 2005, so if the television was manufactured before then, it is not an LED TV.

Check the front of the television for a sticker that indicates if it has an LED display. LED backlighting is a major selling point for many electronics manufacturers, so that fact is typically displayed on the front of a new television.

Locate the model number on the back of the television. Typically, this is found on a sticker with the manufacturer’s name, make and model number and other information. Use this information to research the television and determine whether it uses LED backlighting.

If you are planning on having a party or camping out over the holidays, you might want to decorate with Christmas lights to make the party or gathering a little more festive. Even in places where there is no regular source of electricity it is fairly simple to power up some lights. You just need to be careful and know your way around a car battery.

Step 1:
Purchase a strand of LED Christmas lights rather than incandescent. The lights will last longer and use less battery power. Also, they are already wired for DC (battery) power as well as AC (outlet) power.

Step 2:
Look at the base of the bulb closest to the end of the strand. There is a ridge that is almost a complete circle–where the circle opens up is lined up with the negative wire. Note which wire is which.

Step 3:
Disconnect your car battery before you attempt to connect the light’s wires. Do this by disconnecting the negative wire–unscrew the screw holding the wire down–and then laying the wire where it is not touching anything made of metal.

Using the wire strippers, take off the plastic or rubber covering at the end of the wires so you can easily attach the wires to the battery.

Unscrew the positive terminal on the car battery and attach the positive side of the LED light wire. Tighten the screw after making sure both the car wire and the light wire are attached well.

Step 6:
Attach the negative side of the LED light to the negative side, and then bring the negative battery wire back to its original position. Make sure both are connected well, and tighten the screw. This will reconnect your car battery as well as connect your Christmas lights. When you turn the car on, the LED lights should turn on, as well.

How to Make Lights Flash to Music

 

Whether you’re a DJ or just a fan of Christmas with a string of lights, making lightbulbs flash to the beat of your music is a fun thing to do. Believe it or not, synchronizing lights and music is actually extremely easy to accomplish, and helps you add that visual pulse to the groove of the tune. With only a few simple materials and half an hour of work, you’ll have a homemade music-to-light adapter that you can plug any bulb into, creating your own audio-visual show.

Instructions

Unscrew the casing on the primary speaker. This is the speaker to which the power cord is connected. Heat the wire connections to the actual speaker part; inside, until you can pull the speaker loose from them. Solder these two loose wires to the two left-most connections on the relay.

Cut a hole in the back of the main speaker’s case and run the non-plug end of your power cable through it. You may have to cut off the end and strip the wires to do this. Cut two small notches in the top of the case and stick the plug ends of the outlet adapter through it. Secure the adapter with glue or solder.

 

3.Solder the left plug end of the adapter to the right-most relay connection. You may need to use extra wire in between the two to connect them. Solder one of the two wires from the power cable to the right plug end, and the other power cable wire to the last connection on the relay.

Unscrew and remove any speaker arts left in the case and screw the case shut again. Plug a light of your choice into the outlet adapter. You can use a string of Christmas lights, an ordinary bulb, or even a small light inside a jack-o-lantern for a spooky effect.

Plug in both the speaker’s power cord and the extra power cord. Plug the speaker’s audio cable into a source of music, and press play!

How to Connect Power LED to a Motherboard

 

The power light emitting diode is a small light diode installed on the front panel of the computer case. If connected to the motherboard, the power LED lights up steady green when the computer is turned on, and starts to blink or lights in yellow when the computer goes into sleep mode. This LED is not important for the computer’s functionality, but it allows you to easily identify if your machine is in sleep mode.

Open the computer case by removing the side panel. Then lay the computer on its side. Note that the motherboard is attached to the opposite side panel with screws.

 

3.Look for the system panel connector cluster that is in the bottom right corner of the motherboard. This cluster includes at least five different connectors, including a power switch, reset, a case’s speaker, power and hard drive LEDs.

Consult the motherboard’s manual and find out which pins in the cluster correspond to the power LED connector. The manual will have a scheme on which the polarity (“+” and “-“) of the connection is marked.

Locate a computer case cable that goes from the power LED. This cable has a connector on the end that would fit into the pins on the motherboard.

Touch the metal surface of a large object to discharge static electricity before doing any work with electronic parts such as the motherboard. For example, touch an unpainted metal part of the computer case.

Insert the connector of the power LED cable into the corresponding pins (see Step 4) on the motherboard using a gentle force.

Close the computer case and power up your machine.

How to Wire LED Lighting to Solar Panels

Powering LEDs with solar panels is an attractive idea to many hobbyists, as they require no power source other than the free rays of the sun to generate light. With applications ranging from book lights to decorations to full-scale home lighting, solar panels and LEDs are a potent combination. With a few tools available at your local hardware store, you can be converting solar energy into concentrated LED light in no time.
Instructions

Lay the solar panel and LED down on a flat surface so that the positive and negative terminals of each are lined up with their counterparts (positive to positive, negative to negative).

Heat up the soldering iron, and use small drops of 2 percent silver solder to attach the terminals together, positive to positive and negative to negative.

Allow at least 10 minutes for the solder to cool completely, and then place the solar panel in a spot of bright, consistent incandescent light (preferably sunlight). Your LED will begin to glow, turning sunlight into electrical power.

 

 

Tips & Warnings
For an extended period of light-giving from the LED after removal from the sunlight source, consider adding a large capacitor in series with the solar panel.
